Where I've worked and what I did there.

I spent the Summer on the GACK leasing brokerage team at 330 Madison, working both sides of the table: tenant representation and landlord advisory, across New York office and retail.

Most of my time went to occupancy cost analysis on live multi-year proposals, the kind where escalations, base year tax structures, free rent, and submetered electric all interact and one wrong assumption changes the number a broker puts in front of a client. I also built a plug and play sublease brief, prospecting campaigns and canvasses including a fifty firm prospect intelligence sheet targeting New York PR firms, the cold outreach that went with it, stacking plan analyses, tenant tracking sheets, retail occupancy surveys, and comp databases. Plus tour prep and talking points for both sublease and direct space.

The most useful thing I learned wasn't a formula. Aggregator data kept handing me stale addresses. Going firm by firm through company sites and industry directories was slower and produced a list brokers could actually act on.

Frontline brand representative at Caesars Superdome across a sold out NFL season. Hospitality and guest service for season ticket holders, sponsors, and fans, working with game day operations and marketing on in stadium promotions and activations. Crowds north of 70,000.

Growth and marketing for a club in its second semester. I built the full Fall recruiting asset suite: Instagram feed and story creative, bulletin flyers, QR handouts. Launched the first event of the semester. Instagram is the channel and the scoreboard.

Rebuilt SEO for Relix.shop and drove a 30% increase in clicks and impressions. Built keyword strategy for product and collection metadata. Audited Klaviyo and Attentive email flows and campaigns and recommended changes to open rates, click through, and conversion.

The fun part was the edges: a gated video concept built around Sony's Becoming Led Zeppelin using PrestoPlayer, and listing copy for collectible poster auctions.

Teen NYC was a tutoring, babysitting and sports coaching platform staffed by Ivy League students. I was on the founding team, but I want to be straight about what that meant: for the first year my job was the work itself, coaching kids and babysitting. The marketing and PR role came later, and I grew into it.

Once I did, I ran client acquisition, outreach, and recruiting. The story I tell most often comes from that stretch: our cold media outreach during COVID went nowhere. Instead of sending more of the same pitch, we reframed it around a COVID education and enrichment angle that gave reporters an actual reason to run it. That got us the New York Post, Insider, and two national FOX appearances, where I went on as spokesperson.

Managed and analyzed a simulated investment portfolio that outperformed 40 plus competing teams. Organized finance speaker events and presentations.

Before any of the above: I taught biking and skateboarding to kids ages 3 to 12 at Hayground Camp in Bridgehampton, including kids with special needs, and worked the dining floor at Laurent Tourondel's eLTacobar in Sag Harbor during peak season. Neither is on a resume. Both taught me more about reading a room than any class has.
