I spent the Summer on the GACK leasing brokerage team at 330 Madison, working both sides of the table: tenant representation and landlord advisory, across New York office and retail.
Most of my time went to occupancy cost analysis on live multi-year proposals, the kind where escalations, base year tax structures, free rent, and submetered electric all interact and one wrong assumption changes the number a broker puts in front of a client. I also built a plug and play sublease brief, prospecting campaigns and canvasses including a fifty firm prospect intelligence sheet targeting New York PR firms, the cold outreach that went with it, stacking plan analyses, tenant tracking sheets, retail occupancy surveys, and comp databases. Plus tour prep and talking points for both sublease and direct space.
The most useful thing I learned wasn't a formula. Aggregator data kept handing me stale addresses. Going firm by firm through company sites and industry directories was slower and produced a list brokers could actually act on.
